Why HGAR?

The Hudson Gateway Association of REALTORS® (HGAR), School of Real Estate is the only Association-run School in Manhattan, Bronx, Westchester, Putnam, Rockland, and Orange Counties.


Broker’s licensing courses are offered in-person, virtual and on-demand at convenient times, enabling working professionals and those with other obligations to complete the course in less than 8 weeks.


Our NY State Certified Instructors have decades of in-field experience and will share many real-world examples as part of your education. Additionally, many of our Broker’s Licensing Course Instructors serve as brokers and associate brokers, bringing valuable perspectives in brokerage leadership. They’re accessible to our students to ensure key concepts are clear and offer review sessions to help you prepare for the New York State licensing exam. 


Real estate broker applicants must complete a total of 152 hours of approved qualifying education. Read below for details. 

New York State Requirements for Licensing as a Broker

  • Submit a completed application and the required fee to the Department of State.
  • Prior to filing this application, all proposed business names must be submitted, in writing, to the Division of Licensing Services for approval. Upon approval of the name you wish to use, you must then file the appropriate document with either the respective County Clerk’s office or the NYS Department of State, Division of Corporations.
  • Be 20 years old
  • Have at least two years of experience as a licensed real estate salesperson or at least three years of experience in the general
  • real estate field or a combination of both
  • Meet the minimum points required for the experience type (e.g., buying and selling your property, managing property owned by your employer)
  • Have satisfactorily completed 152 hours of approved qualifying education
  • Pass a qualifying examination administered by the Department of State.
  • Have a current NYS photo driver’s license or non-driver ID card

How to Get Your 152 Hours of Approved Qualifying Education for

In-person /Virtual Attendance Requirements

The Department of State requires 90 percent attendance before you are eligible to sit for the course exam. Please reconsider taking the course if you anticipate more than a 10% absence. Absence must be for a reasonable and unavoidable cause. Students missing more than 10% hours of classroom time in total (including late arrivals and early departures) must make up the exact classes missed before they may sit for the final exam.

On-demand Licensing Course Requirements

  • Students are given 6 months to complete the course from the time of Registration. 30-day paid extensions may be given if needed, but the student must complete the course, including the exam within one year from the original registration date.
  • Pass all unit quizzes, practice exam and pass the final exam.
  • The final exam is an In-person, proctored exam. (locations listed below.)
  • Please bring your laptop to take the exam.

75-Hour Broker Course

Learn to look at the business in a new light through this broker license preparation course. We focus on broker-specific topics like business law and antitrust. We also cover familiar topics like agency, finance, and fair housing, but we add a broker-specific spin. This 75-hour course covers all the instruction required to be eligible for the New York Broker license. No c/e credit given for online classes – only Zoom and in-person classes.

30-Hour Salesperson Remedial

This course is for those who were licensed prior to July 1, 2008. Subject matter consists of the topics not included in the original 45- hour sales course. To proceed to the broker’s qualifying course, you must complete the additional 30-hour Remedial Course.

32-Hour Broker Remedial Course

This course is for those who previously took the 45-hour Broker’s Course. Subject matter consists of the topics not included in the original 45-hour Broker’s course. To apply for your broker’s license, you must complete the additional 32-Hour Broker Remedial Course.

Two-hour Continuing Education Course on Fair Housing and/or Implicit Bias Training

Fair Housing Course: provides the knowledge of regulations that guides our profession to provide fair and equitable service to your customers and clients, and fellow agents. This course will consider the history and impact of the Fair Housing rules, regulations, and requirements of our profession. It will also provide students guidance for addressing challenging situations, what questions to ask, and how to remain in compliance with local, state, and federal guidelines.


Implicit bias Course: explores the roots of implicit bias in government-sanctioned practices such as redlining and blockbusting, then shows licensees how to recognize their own implicit biases, as well as disparate impact and treatment.
