560 South Third Avenue Industrial Property in Mount Vernon Reaches Full Occupancy

A 63,445-square-foot industrial property in Mount Vernon is now fully leased following the signing of two new leases totaling 36,000 square feet.

Simone Development Companies announced that the new leases at 560 South Third Avenue have brought the two-story industrial center to full occupancy, highlighting continued demand for strategically located industrial space in southern Westchester.

“The full lease-up of 560 South Third Avenue reinforces Mount Vernon’s essential role in the regional supply chain,” said Joanna Simone, President of Leasing and Property Management Operations for Simone Development Companies. “Demand in this market proves that location remains paramount, and we are proud to deliver well-positioned infill properties that give businesses a true competitive advantage.”

The property offers on-site parking, high clear ceiling heights, a drive-in and loading dock. Its location provides convenient access to the Hutchinson River Parkway, I-95 and U.S. Route 1, as well as Bee-Line bus service.

Corey Cohen of The Roebling Group and Michael Rao of New York Commercial Realty Group represented the two new tenants. Simone Development was represented by its in-house leasing and legal teams along with Ryan Shay of Shay Property Group, the property's exclusive broker.

The full lease-up comes as industrial and logistics properties continue to play an important role in the lower Westchester commercial real estate market, where proximity to New York City and major transportation corridors can provide an advantage for businesses serving the broader metropolitan region.

Simone Development Companies owns and manages a portfolio of more than 7 million square feet spanning healthcare, mixed-use, retail, office, industrial and residential properties throughout the New York metropolitan area.
