Advanced Materials Firm Relocating Operations From Tarrytown to Hudson Valley iCampus

PEARL RIVER—Momentive Performance Materials Inc. is relocating its operations in Tarrytown to nearly 67,000 square feet of space at the 207-acre Hudson Valley iCampus property here in 2023.

Momentive Performance, which is headquartered in Waterford, (Saratoga County) NY will relocate from its current space at 769 Old Saw Mill River Road in Tarrytown in early 2023 across the Hudson River to its new Global Innovation Center totaling 66,430 square feet. The Hudson Valley iCampus is owned by Industrial Realty Group, LLC.

Momentive’s new GIC facility at Hudson Valley iCampus will feature modern office and laboratory space within what the company terms is a collaborative atmosphere of innovation, fostered by campus leaders and neighboring companies such as Pfizer Inc., RK Pharma Solutions, Sanofi, and more. The mixed-use campus features laboratory, office, GMP manufacturing space, and build-to-suit options, which allow maximum flexibility for Momentive’s future growth, the company stated.

The GIC will be in good company on our campus, where we have created an environment conducive to innovation, ingenuity and industry that offers an outstanding setting for long-term growth.”

IRG’s Schwartz said that Momentive will move into what is now a vacant building that totals approximately 170,000 square feet of space. The plan calls for extensive renovations to be undertaken to the building and Momentive’s future space.

Nalian, President and General Manager of Momentive’s Performance Additives business unit.

John Nicholson, Global Technology Leader, Performance Additives, added that he also sees Momentive’s new GIC as a vibrant hub of scientific discovery and materials innovation, contributing to enhanced product performance across a broad range of industry applications for the Agricultural, Paint & Coatings, and Beauty and Personal Care markets, which, he said, “will help meet the demand for high-performing, practical solutions for a sustainable world.”

Momentive Performance Materials, Inc., is an indirect wholly owned subsidiary of MOM Holding Company, and is one of the world’s largest producers of silicones and silicone derivatives.

Andrew Tarvin of Tarvin Commercial Real Estate Services represented Momentive in the transaction. Schwartz, Onno Steger, Senior Vice President of IRG, and John Cunningham, Senior Vice President of JLL, represented the property ownership in the deal.

Current tenants at Hudson Valley iCampus include: Pfizer, Inc.; Auro Vaccines; RK Pharma, Inc.; Sanofi US Services, Inc.; and Urban Electric Power, Inc. The site is managed by IRG affiliate IRG Realty Advisors, LLC.

The nearly 2-million-square-foot Hudson Valley iCampus previously served as Lederle Laboratories’ R&D, laboratory, manufacturing and headquarters, dating to the early 1900s. The property was later transferred to Wyeth Pharmaceuticals. Pfizer acquired Wyeth and the original 240-acre property in 2009 and sold 207 acres and 25 buildings to IRG in 2015.

Schwartz said that there is currently approximately 1.5 million square feet of space available at Hudson Valley iCampus. Pfizer leases approximately 220,000 square feet of space in multiple buildings as well as a hundreds of thousands of square feet on an adjoining parcel of approximately 30 acres that Pfizer owns.

He added that there is a considerable amount of potential leased space in the pipeline and that he expects further transactions will be announced before the end of this year.

IRG announced last month it will begin construction on two sites near The Port of Virginia, part of a collective build-to-suit project for 3PL tenant, UNIS, LLC. The project will include a 910,000-square-foot, high-volume, cross dock terminal in Suffolk, VA and a 72,000-square foot transload facility in Portsmouth, VA.
