Ansonia Lodge in Mohegan Lake Sells for $2.9 Million, Mixed-Use Redevelopment Planned

A longtime Mohegan Lake property is poised for a major transformation following the $2.9 million sale of Ansonia Lodge at 1860 East Main Street, also known as Route 6.

The Klein Lefkowitz Commercial Team at Houlihan Lawrence Commercial announced the sale of the lakefront property, which had remained under the same family ownership for approximately 100 years. Local developers purchased the site and are planning a significant investment that could bring new housing, commercial space and enhanced waterfront amenities to the property.

Ansonia Lodge currently includes 17 residential units on a 4.6-acre lakefront site along the Route 6 commercial corridor. The new owners plan to renovate and modernize the existing property, including upgrades to the apartments, building exteriors and landscaping.

Plans being submitted for municipal approval also contemplate construction of an additional residential building containing approximately 30 to 50 units. The site is currently zoned for multifamily use.

The proposed redevelopment would also strengthen the property's connection to Mohegan Lake. Plans include improved waterfront access, walking paths, seating areas, docks, recreational areas and new landscaping designed to make the lakefront a central amenity for residents.

Two to three retail or professional spaces are also contemplated along the Route 6 frontage, adding a commercial component to the residential redevelopment and taking advantage of the property's visibility along the heavily traveled corridor.

“This was a particularly rewarding transaction because of both the history of the property and what can come next,” said Kenneth Lefkowitz of Klein Lefkowitz Commercial at Houlihan Lawrence Commercial.

Lefkowitz said the local developers envision renovating the existing property while adding housing and creating a modern mixed-use community that takes greater advantage of the lakefront location.

Lefkowitz and Nadia van Hauwaert of Houlihan Lawrence Yorktown represented both the seller and buyer in the transaction. The parties have elected to remain anonymous.

The proposed project remains subject to municipal review and approvals. If approved, it would combine the site's longstanding residential use with additional housing, commercial space and new recreational and waterfront amenities.
