Cross County Center Expansion Signals Continued Investment in Yonkers Retail

Cross County Center, one of Yonkers’ most recognizable commercial destinations, is entering another phase of growth as a major redevelopment project brings new retail space, green space and public amenities to the longtime shopping center.


Construction is underway on a 58,000-square-foot expansion on the center’s north lot that will include two new retail buildings, underground parking and a four-acre landscaped park. The project includes a 14,000-square-foot single-story building and a 44,000-square-foot, two-story building expected to house a super-flagship location for a national apparel retailer.


The expansion represents one of the most significant additions to Cross County Center in decades. It reflects continued investment in the 1.2 million-square-foot property, which has evolved considerably since opening in 1954.


Today, Cross County Center is home to more than 100 retail, dining, educational and entertainment destinations. Recent investments have included the redevelopment of the former Sears property for Target and an expanded SUNY Westchester Community College location.


The latest project goes beyond adding retail space. Plans call for a new four-acre park designed to serve as a central gathering place for the property, with seating, landscaping and an adjacent boardwalk featuring café-style seating and shaded areas. The space is expected to accommodate farmers markets, seasonal events, wellness programs and other community activities. The redevelopment began this spring and is expected to be completed in fall 2027. Marx Realty’s 58,000-square-foot expansion on the center’s north lot includes two new retail buildings: a 14,000-square-foot building and a two-story, 44,000-square-foot building. The larger building is planned to accommodate a national apparel retailer’s flagship location, while the additional space will create opportunities for new retail offerings.


The project illustrates a broader shift in the retail real estate sector toward mixed-use experiences and placemaking. As shopping centers compete with e-commerce and changing consumer habits, successful properties are increasingly incorporating dining, entertainment, education, events and outdoor public spaces alongside traditional retail.


For Yonkers, continued investment in Cross County Center also reinforces the property's role as an important commercial and economic hub. Located near the New York State Thruway and Cross County Parkway, the center attracts millions of visitors annually and serves shoppers from Westchester, the Bronx and surrounding communities.


The redevelopment is another example of how established commercial properties can adapt to changing consumer expectations while continuing to contribute to the economic vitality of their surrounding communities.
