White Plains Advances Plans for 99 Homes at Former Ridgeway Country Club

Plans to redevelop the former Ridgeway Country Club in White Plains have taken another step forward, with the city's Planning Board accepting the Final Environmental Impact Statement (FEIS) submitted by Farrell Building Company for a proposed 99-home residential development.

The project, known as Farrell Estates at Ridgeway, would transform approximately 130 acres into 104 lots, including 99 single-family residential lots and five designated for open space. The proposed homes would range from approximately 2,700 to 6,700 square feet, featuring four or five bedrooms on lots ranging from 30,000 to 51,000 square feet.

The developer has revised its original plans to eliminate a proposed clubhouse, swimming pool and recreational amenities, while adjusting residential lot configurations to provide greater protection for environmentally sensitive areas and improve compatibility with surrounding neighborhoods.

Approximately 39.8 acres would be preserved as open space, including protected wetlands and an existing pond. The proposal also includes publicly accessible walking paths, upgraded stormwater management systems and extensive landscaping. According to the FEIS, approximately 1,520 existing trees would be preserved and 5,400 new trees planted.

The development would connect to existing residential streets, including Ridgeway, Hathaway Lane, Gedney Esplanade, Heatherbloom Road and North Street. A homeowners association would oversee certain property maintenance responsibilities, including stormwater management facilities.

Farrell Building Company, a Long Island-based developer specializing in luxury residential construction, acquired the former country club property after an earlier proposal to establish a school campus at the site did not move forward.

The Planning Board's acceptance of the FEIS represents an important milestone in the environmental review process, although additional approvals may be required before construction can begin.
