Simone Development Signs Nearly 30,000 SF in Industrial Leases in Mount Vernon

Industrial and warehouse demand across the region continues to show strength as Simone Development Companies announced two new leases totaling 28,500 square feet at 545 Franklin Avenue in Mount Vernon.


According to New York Real Estate Journal, the leases include 18,500 square feet signed by M. Paladino Plumbing & Heating and an additional 10,000-square-foot lease with food distribution company Harvest Importing. The property is part of Simone Development’s growing industrial portfolio in Westchester County.


The activity reflects the continued demand for flexible industrial, warehouse, logistics, and service-oriented commercial space throughout the lower Hudson Valley and surrounding New York metro markets. Limited inventory and strong regional connectivity continue driving interest in well-positioned industrial properties near major highways and distribution corridors.


Industrial real estate has remained one of the more resilient sectors in commercial real estate in recent years, fueled by e-commerce growth, supply chain shifts, and demand from construction, food distribution, and service businesses.


Simone Development Companies has remained an active player throughout the Bronx and Westchester commercial real estate market, with investments spanning office, medical, retail, mixed-use, and industrial properties.
